I received a letter from you, where did you find my information?
If you have received a letter from us, it is because you have received a notice of non-payment from a financial institution or you have inherited a building through succession. All information related to notices of 60 days (notice of foreclosure) and estates are in a public registry located in the Land Register of Quebec. It is through this free government resource that we have access to this information that is of a public nature. We only have access to names and addresses, not to phone numbers. That’s why we work with a letter system that gives you the choice to contact us or not.
Do you pay the market price?
The offer of purchase that we will submit will be purely based on the profitability of your building and on the potential return we seek as investors. We will also take into account the fact that we offer to buy your property quickly and WITHOUT paying commission.
Do you buy buildings in need of major renovations?
We buy buildings of any kind, regardless of the condition. Whether your building needs minor or major renovations is not a problem. It’s all a question of price. You just need to be realistic in your expectations in terms of the sale price of your building considering the work that needs to be done.
How long does it take to receive an offer to purchase?
Once you have submitted the information about your building using the contact form, we will call you within a maximum of 48 to 72 hours in order to further discuss and obtain additional information. Thereafter, we will contact you again as soon as possible if your building proves to be of interest to us, in order to discuss a potential purchase offer and to set up a visit of the property, only if the amount of the offer is suitable for you.
How long will it take for you to buy my property?
It all depends on your needs, the type of building you are selling and its condition. We can usually buy a building within 30 to 60 days depending on the case, if that’s what you need. If you need more time, then we can extend this delay without any problem.
Will I have to pay a fee related to the sale of my building?
There are no fees related to a transaction with us. We make a return on our investment through the building you sell to us and there is absolutely no commission to pay.
If I submit the form to receive an offer from you, am I obliged to accept your offer?
Of course not! You make the decision that best suits your needs. You will never be obliged to do anything in a transaction with us. Our main objective is for the transaction to be a winning one for both parties.
When will I receive the money for the sale of my building?
You will receive your money in good and due form a few days following the signing of the deed of sale at the notary. The notary must first register the transaction in the Land Register of Quebec, and then will be able to issue your check. Deadlines are usually 24 to 48 business hours.
